  2. Errors & Omissions (E&O) insurance for Connecticut real estate agents

Connecticut does not require real estate salespersons to carry errors and omissions coverage as a condition of licensure, but most brokerages require it before you can work under their license. E&O responds to claims arising from mistakes or negligence in a transaction. It is a commercial insurance policy, so the price is set by the carrier and the limits you choose, not by the state.

  1. Connecticut Real Estate Salesperson or Broker License (Department of Consumer Protection)

Real estate licences in Connecticut are issued by the Department of Consumer Protection with the Connecticut Real Estate Commission. A salesperson applicant must complete a 60-classroom-hour course in real estate principles and practices approved by the commission and pass the written examination. A broker applicant must have worked as a licensed salesperson under a supervising licensee for at least three years, including 1,500 hours in the business and at least four closed transactions in those three years, and must have completed the 60-hour principles course plus 15 hours in real estate legal compliance, 15 hours in brokerage principles and practices, and two 15-hour elective courses (the electives are waived after 20 closed transactions in five years). Both fees are set by CGS Sec. 20-314 and are far higher than a few hundred dollars.

Salesperson: $80 application/examination fee plus a $570 initial licence fee, $570 biennial renewal - $650 to start. Broker: $120 application/examination fee plus a $1,130 initial licence fee, $750 biennial renewal - $1,250 to start. Applicants examined by the national testing service also pay that vendor's examination fee directly, and pre-licensing course tuition is a private cost.Paying the application fee entitles the applicant to sit the examination at any time within one year; licences expire biennially on November 30

  2. New Haven zoning compliance and category-specific licenses (no general business license)

New Haven issues no blanket general business license renewed annually and displayed at the place of business, and Connecticut has no statewide one. The city's Licenses & Permits index routes 'Business License' to the Permit & License Center, whose licences are strictly category-specific - Amusement, Auction and Auctioneer, Broker, Rooming House, Sales and Street Vendor/Peddler - with applications presented in person. What does apply to a business generally is zoning: the premises need a zoning permit or zoning compliance confirmation and a Certificate of Occupancy from the Office of Building Inspection & Enforcement under CGS Sec. 29-265. Note also that the department issuing building and licence approvals is the Office of Building Inspection & Enforcement, not Economic Development.

    Official government source

No general business license fee exists; zoning, building and category-specific licence fees are set per category by New Haven's adopted fee schedulesA building permit must be issued or refused within 30 days of application (CGS Sec. 29-263(a)); Permit & License Center applications must be presented in person and are not issued same day
